Utilities

The applicant/s are responsible for all utility connections and need to make all arrangements and enquiries necessary to have the connection made.

Insurance

It is the responsibility of the applicant/s to purchase Contents Insurance. The landlord and/or the managing agent are NOT liable for claims made under such policies.

Water

All water accounts are to be paid within 21 Days of receipt of invoice.
All water supply charges are to be paid by the applicant/s, as agreed in the Residential Tenancy Agreement.

Garden Maintenance

It is agreed that the maintenance of the garden is the responsibility of the applicant/s. Maintenance includes but is not limited to the watering (keeping alive all plants, hedges and lawns), mowing, weeding of all gardens, lawns, trimming of hedges within the boundary of the property.

Parking

At NO time are vehicles to be parked on lawn or garden areas. Parking across public access and on median strips is not permitted.

Walls and Ceilings

Unless the applicant/s or occupants have been given prior permission, no picture hooks, nails, pins, screws, blu-tack or tape are to be attached to the walls or ceilings without prior permission from the Landlord.

Pets

The applicant/s are required to have written permission from the landlord in order to keep pets at the property. In the event that permission is granted, the appropriate terms of the tenancy agreement must be fulfilled when the tenant/s vacates the property.

Smoke Alarm Compliance

The applicant/s will be required to allow the Certified Contractor that has been nominated by the owner to install and/or service the smoke alarms at the property. The applicant/s details will be provided by Antony & Edwards Real Estate to the Certified Contractor in order to allow for the inspection to be booked. Sufficient notice will be provided by the Certified Contractor in advance of the allocated day and time. Please note that all contact information is to be kept up to date with Antony & Edwards Real Estate.

Smoking

Smoking is only permitted outside of the property. The applicant/s agree that all occupants residing at the property, and all guest who visit the property will only smoke outside. If this term isn’t complied with, it will be the responsibility of the applicant/s to have professional cleaning and/or treatment completed in order to remove the damage and odour from the smoke. The professional cleaning and/or treatment will include, however, is not limited to the washing of all ceilings, walls and carpets. The landlord/s have the option to terminate the lease if this term isn’t complied with.

Communications

Antony & Edwards Real Estate and the Landlord do NOT have the knowledge to guarantee that there are internet or phone line connections in the area available to be connected to this property.

Finance

Any bond guarantee provided is required to be presented prior to or at the time of signing the Residential Tenancy Agreement.
• As stated in the Residential Tenancy Agreement the applicant/s will pay a Rental Bond which is equivalent to four (4) weeks rent at the time when the Residential Tenancy Agreement is signed.
• Upon approval of this application, the applicant/s are required to pay two weeks holding deposit which will become the first two weeks rent. Payment is to be made within 24 hours of notification, whereby the tenancy shall be binding.
• Antony & Edwards Real Estate office does not accept cash.
• The payment method for all rental payments and tenancy invoices are to be paid via direct deposit or bank deposit.

Light Globes

The tenant agrees that they are responsible for replacing any light globes which fail during the tenancy, except for those that require a licenced electrician or special tools.

Carpet Care

The tenant agrees to immediately treat any stains or marks on the carpet to avoid the stains or marks becoming permanent. If necessary, a professional carpet cleaner should be engaged by the tenant at the tenants’ expense.

Maintenance Requests

All maintenance and repairs must be reported as soon as practicable. You can do this simply by using the form www.antonyandedwards.com.au/repairs/

Emergency Repairs

If an emergency repair is required, then the first step is to contact our office to discuss with the property management team immediately. If the office is closed, follow the instructions as per the answering service message. Our office phone number is (02) 4826 9888

As a general rule of thumb, an emergency repair is something that is likely to cause harm to someone or damage to the property. Here is a list of examples from Fair Trading as to what type of scenarios constitute an emergency repair.

  • Burst water service or a serious water service leak
  • Blocked or broken toilet
  • Gas leak
  • Dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm or fire damage
  • Failure or breakdown of the gas, electricity or water supply to the premises
  • Failure or breakdown of the hot water service
  • Failure or breakdown of the stove or oven
  • Failure or breakdown of a heater or air-conditioner
  • Fault or damage which makes the premises unsafe or unsecure
